Are there utilities included?
We strive to make our community as hassle-free as possible. There is a flat $135 utility fee for all one and two bedroom units and a flat $160 fee for all three bedroom units. This fee covers water, sewer, trash and Ting fiber internet service in all apartment homes. That leaves only electricity/power and cable (if desired) for our residents to pay for separately. We do require that our residents set up electricity/power service through Dominion Virginia Power prior to moving in.
How do I get to the Jefferson Ridge leasing office?
Jefferson Ridge is located at 810 Catalpa Ct, Charlottesville, VA, 22903. Our leasing office is in the clubhouse, it is directly across from the entrance of the property and the very first brick building you will see. There will be reserved “Future Resident” parking right in front of the clubhouse/office, but feel free to park anywhere. Please visit our Location and Direction page for more information.
When can I come take a tour?
We would love to give you a tour of our wonderful property and apartments. Our office is open Monday to Friday 8am to 5pm and Saturday 9am to 5pm. We highly recommend you schedule a tour ahead of time to make sure there will be a leasing agent available. What do I need to pay when I move in?
Prior to the first day of your lease, you will need to pay rent and the utility fee for the first month, it will be pro-rated if applicable, as well as the pet fee (if applicable). Your security deposit is due at the time of lease signing.
How do I apply?
There are several ways in which you can submit an application. The most popular and easiest way to apply is using the secure application form on our website, which is found here. You may also apply in person at our office or mail your application, if you would prefer. There is an application fee of $50 per applicant. We accept payment by credit card, check, and money order. Anyone over the age of 18 must submit an application and be named on the lease. It normally takes 1-2 business days to process your application.
On what do you base your approval decision?
As part of our screening process, Jefferson Ridge uses a third-party qualifying software for background checks and credit screening. Income and landlord references are also taken into account.
What happens after I am approved?
Once approved, we will draft a lease and forward it to you for review. After you review the drafted lease it needs to be signed and returned within 24 hours. It is not an official lease until both parties have signed and all applicable fees have been paid.
Whose name has to be on the lease?
Any adult who will be occupying the apartment home must have their name on the lease and submit a separate application. In certain cases, a co-signer is also required. If you would like to add a roommate or other occupant in the future, we will be happy to assist you in adding them to your lease.
When can I move in?
You can pick up your keys beginning at 4 pm on the first day of your lease. We need adequate time to prepare your apartment for you. Keys can only be picked up during business hours, so please plan accordingly.
Can I smoke at Jefferson Ridge?
Jefferson Ridge is Charlottesville’s first completely non-smoking community. In an effort to keep our community clean, and our environment healthy, this policy includes the entire grounds, not just the apartment homes and clubhouse. Residents must sign a no smoking agreement when they sign their lease.
Is Jefferson Ridge pet friendly?
Yes, we are pet friendly! There is no monthly pet rent at Jefferson Ridge. We have a one-time $495 non-refundable pet fee. Throughout the community, pet waste stations are strategically located for our residents’ convenience. We also have a 16,000 square foot leash-free dog park. We do not have weight restrictions for our pets, but we do have a few breed restrictions. We allow three pets maximum, two of which can be dogs. Can undergraduates live at Jefferson Ridge?
Jefferson Ridge is a non-undergraduate community. We do this to ensure our community remains the quiet, tranquil escape our residents love. Do you lease garages?
We offer two sizes of garages to lease. A standard 11’ x 20’ garage is $275 a month and a large 13’ x 24’ garage is $350 a month. However, there is limited availability due to demand.
Are furnished apartment homes available?
Unfortunately, we no longer offer furnished apartments, but we would gladly share the contact information with you for companies that offer furnishings.
Are short term leases available?
Sometimes we can offer short term leases. We strive to accommodate you as best we can so you can call Jefferson Ridge home, however, that is not always possible with our availability. Please contact our office to inquire about our current availability for short term leases.
Do you offer leases by the room?
No, however, we do offer multiple different one bedroom floor plans. We have also seen many of our tenants find successful roommate pairings through other means, so we encourage you to look into that if you prefer. Do you pre-lease apartments?
Charlottesville is a university-centric city, which means our leases generally follow a similar schedule as the University of Virginia. Because many people want to reserve their apartment with enough time to adequately prepare an out of town move, Jefferson Ridge uses a waiting list. When can I renew my lease?
Leases at Jefferson Ridge do not auto-renew. We hope that all of our residents stay with us for many years, so we will contact you several months in advance about plans to renew your lease.
How do I set up a tour?
Jefferson Ridge is open for in-person tours. For those who are unable to tour our property in-person, we have 3D floor plans and upon request can arrange a virtual tour. Please contact us to let us know how we can best assist you. We are open 6 days a week for tours.
